New Epping is inviting expressions of interest (EOI) from forward-thinking Seniors Living operators to help shape an inclusive, health-centered and sustainable community in Melbourne’s flourishing north.
New Epping will be a dynamic, mixed-use community catering to the evolving needs of a diverse and growing population. Transforming 51 hectares of land into a vibrant precinct, New Epping will introduce diverse housing options, healthcare facilities, retail offerings and commercial spaces—all thoughtfully centered around a verdant green spine.
Located within the City of Whittlesea—a region experiencing substantial population and employment growth—New Epping is ideally located for seniors living that fosters connection, comfort and wellbeing. Currently, around 22% of residents in the catchment area are aged 60 and above, with the 65+ cohort forecast to grow by 23.0% over the next decade to 2032.
The site designated for seniors living is positioned within New Epping’s thoughtfully designed Downtown Precinct and offers flexible development options ranging in size up to 3 hectares.
This prime location is adjacent to the New Epping Health Hub, which includes the Northern Private Hospital, provides convenient access to the Northern Hospital, and will soon host a comprehensive precinct of healthcare services within easy reach. Coupled with its proximity to the Pacific Epping shopping centre, it offers future residents convenient access to comprehensive healthcare services and daily essentials.
Expressions of interest are being sought from experienced operators who share New Epping’s vision for community-focused seniors living. The development’s flexibility offers scope for a range of models, from independent living units to comprehensive aged care facilities, ensuring that residents can age in place with dignity, safety, and comfort.
The seniors living precinct will be integrated into the wider New Epping community and connected by walkable streets and pathways. Future residents will also enjoy direct access to 11 hectares of green space and recreational areas, promoting an active and healthy lifestyle.
With median house prices and ownership rates in the catchment area indicating strong economic stability*, New Epping offers seniors an attractive pathway to transition from homeownership to community living within a vibrant, connected setting.
This is a unique opportunity for a Seniors Living operator to be part of Melbourne’s new urban north, creating a legacy of positive change for our ageing population.
EOI submissions close at 4pm AEDT on Friday, 6 December 2024.
